Rancho Santa Fe (92067), which places third on a list of “100 highest-income places with at least 1,000 households,” had a population of 3,117 at the 2010 census. In 2011, Forbes reported Rancho Santa Fe as having the fourteenth most expensive ZIP code in the United States. There is an abundance of tradition, charm and culture in this affluent community, as well as a commitment to excellent education. Rancho Santa Fe has a rich history and an active Historical Society that profiles the region’s development and early residents, as well as providing a context for many of the architectural influences apparent in today’s home designs.

There are over 35 distinct enclaves within Rancho Santa Fe, all desirable, each with its own amenities. Some communities are gated and, in addition, some estate properties are gated.

The Bridges, a premier gated community in Rancho Santa Fe with its own club, restaurants and golf course, has lot sizes ranging from a half acre to two acres, offering exceptional privacy, views and grand-scale living. Construction at The Bridges began in 2000 and it remains one of Rancho Santa Fe’s most desirable locations. The Robert Trent Jones II Group-designed 18-hole, par-71 golf course is characterized by sweeping bridges, waterfalls, lush landscaping and dramatic terrain.

The Groves, which takes its name from the fragrant rows of Valencia orange trees that once covered these hillsides and still grow in abundance, is a luxury estate community of 44 Spanish-Mediterranean-style homes on generously-sized one- to four-acre lots. Custom-built construction began in the 1980s and the community continues to embrace the original values of quality design, abundant open space and gorgeous landscaping.

The Farms is a prestigious gated Rancho Santa Fe community with very large estate homes located on four privately-gated cul-de-sacs adjacent to the prestigious The Farms Golf Club. Built since 1994, these properties are designed to take full advantage of fairway and ocean views.

Cielo, a 24-hour guard-gated Rancho Santa Fe community, is perched high above the San Diego coast, offering panoramas from the Coronado Islands and La Jolla to Lake Hodges and the coastal mountains, as well as the daily extravaganza of sunset over the Pacific Ocean. Residents of the community enjoy the many amenities of Club Cielo, including fitness center, aerobic studio, competition-sized pool, spa, tennis courts and much more. Within Cielo are several unique developments, including Upper Cielo, with 41 view estates, Estancia, Montagna homesites and Ravello. Each residence is created to suit the individual lifestyle and to take full advantage of the region’s exceptional beauty.

The Covenant, with custom homesites ranging in size from one to two acres, is Rancho Santa Fe’s original community, highly desirable for its exclusive access to the private, Max Behr-designed Rancho Santa Fe Golf Club – one of the most walkable golf courses in the country. Within the 6,730-acre community, there are 40 miles of groomed trails for walking as well as equestrian trails, open space, Rancho Santa Fe Village, restaurants, a post office and the San Dieguito Reservoir. The Covenant includes about 1,900 single family homes as well as 80 condominium residences. Some estate properties are privately gated; many homes have swimming pools.

Fairbanks Ranch (92067), a pair of 24-hour guard-gated communities (North Gate and South Gate), is one of Rancho Santa Fe’s most established, and most prestigious, residential areas – land once part of the holdings of Douglas Fairbanks Sr. and Mary Pickford. Some 612 large estate properties, built starting in the early 1980s, are sited on 1,240 acres, with extensive park-like grounds, exquisitely maintained and complete with a sparkling lake, bird sanctuary, stream, clubhouse, five tennis courts, 9-hole putting green, 17-acre equestrian center and community library. The community includes a variety of architectural styles and a range of lot sizes up to 10 acres. The by-invitation Fairbanks Ranch Country Club is adjacent to the residential community and The Farms Golf Club is sited within Fairbanks Ranch.
